to the devisionall Line of Robert Catlin one hundred Seaventy Two poles freom thence due west one hundred
& fourteene pole and from thence with a Straight Line to the first bounder Conteining one hundred acres
more or Lesse; Together with all & every the Proffitts bennefitts & bennefitts thereunto belonging or in
any manner of waies appertainning To have and to hold the Said one hundred acres (nowe
the Parents gift) To him the said Thomas Beauchamp and to his heires To the onely proper use & behoofe
of him the said Thomas Beauchamp and to his heires for Ever: The rents & Services that Shall become
to the Lord or Lords of the ffee alwaies excepted & foreprized And the Said Edmund Beauchamp & Sarah
his wife doth promise Covenant & grant to and with theire Said Son Thomas Beauchamp and his heires
that they the Sd: Edmund & Sarah his wife or one of them have in him her or themSelves in & to the Sd:
Sd: premisses Called the parents gift a good Sure perfect & absolute estate of Inheritance in fee simple ( )
them & theire heires And that they or one of them have full power & Lawfull Authoritie to Convey the ( )
to their Son Thomas Beauchamp and his heires in manner & forme aforesaid (for and notwith(standing)

& discharged of and from all & all manner of former & other bargaines grants Sales guifts Titles trou(bles)
Charges debts & incumbrances whatsoever and of and from all Joyntures Dowers thirds and of and from
Title of Dower Joynture of the Said Sarah thereunto And the said Edmund Beauchamp for himselfe his heires
executors & administratrs: and for the Said Sarah his wife doth Covenant grant & agree to and with the
Said Son Thomas Beauchamp and his heires by these presents That he the Said Edmund Beauchamp Sarah
his wife and theire heires and all other person or persons whatsoever any estate having or Lawfull Claiming
in or to y Premisses Called the Parents gift or any part thereof by from or undr: them or either of them Shall
& will at any time hereafter warrant & defend to him the Said Thomas Beauchamp and to his heires for-
ever in Witnes whereof the parties aforesaid to these Indentures Interchangeably have put to their

Six hundred & Ninety Came the within named Edmund Beauchamp & Sarah his wife and
acknowledged the within mentioned land Called the Parents Gift Conteining one hundred acres
to be the right of theire Son Thomas Beauchamp and to his heires for Ever this taken before
us the day & year above written mr: James Round & mr: Samll; Hopkins Two of theire Maties:
