2456                            County Local Laws

(2)    MOBILE HOME PARKS OF LESS THAN SEVENTY-
SIX (76) UNITS MAY BE DEVELOPED ON PROPERTY SERVED
BY A MAJOR SEPTIC SYSTEM, PROVIDED SUCH SYSTEM
MEETS THE REQUIREMENTS OF THE ANNE ARUNDEL
COUNTY DEPARTMENT OF HEALTH.

(3)    Each mobile home site shall measure not less than four
thousand (4,000) square feet in area.

(4)    Each mobile home site shall be connected to water, sewer
and 220 Volt electrical service.

(5)    Not less than twenty percent (20%) FIFTEEN PER-
CENT (15%) of the total area of a mobile home park shall be
devoted to communal open space and recreation areas.

(6)    The density of any mobile home park shall not exceed that
permitted in the district in which said park is situate; but no
park shall exceed seven (7) mobile home sites per acre.

(7)    Each mobile home site shall measure not less than forty
feet (40') in width at the building line.

(8)    Each mobile home site shall have a front yard setback
measuring not less than ten feet (10'), two (2) side yards totalling
twenty feet (20') in width (but neither side yard may be less than
seven feet (7') in width), and a rear yard measuring not less than
ten feet (10') in depth.

(9)    Mobile home parks shall be surrounded by buffer strips
measuring not less than fifteen feet (15') in depth on the sides and
rear, and not less than fifty feet (50') in depth along the front.
Such buffers shall be landscaped in accordance with the provisions
of Section 13-300.10, and shall otherwise be unoccupied (except
for permitted utility facilities, signs, or entrance ornamentation).
The interior thirty feet (30') of the front buffer may be used for
street right-of-way.

(10)    The front buffer of a mobile home park shall not face the
rear of any mobile home on an adjoining site.

(11)    When engineering plans necessitate the construction of
roads on the sides or rear of mobile home parks, the outside, unpaved
portion of the required right-of-way shall not be considered as part
of the fifteen foot (15') buffer area.

Section 13-352.20. Nursing and Care Centers.

Nursing and Care Centers shall be permitted in R5 Residential
Districts, provided:

(1)    Such facilities shall have a site measuring not less than
one-half (½) acre.

(2)    Such facility shall have front, rear and side yard setbacks
measuring not less than fifty feet (50').

(3)    Laundries, powerplants, kitchens and loading areas shall be
screened from all property lines in accordance with the provisions of
Section 13-300.10.
