among the land records of Montgomery County, Maryland, thence running in the
meridian of the Maryland State Grid System with the outline boundaries of said
parcel No. 1

S. 00°37'30" E 2,080.02 feet to an iron pipe set, thence,

S. 33° 17'20" E 297.00 feet to an iron pipe set, thence,

N. 84°42'30" E 462.00 feet to a stone found in place, thence,

N. 71 °57'30" E 239.00 feet to an iron pipe set, thence

S. 80°02'30" E 396.00 feet to a large white oak tree, thence,

S. 87°42'10" E 1,001.02 feet to a stone found in place on the

easterly edge of an abandoned road, thence with the easterly edge of

said road

N. 21°30'00" E 320.00 feet to a point in Hughes road, thence with

said Hughes Road

N. 07°10'05" E 2,009.62 feet to the point of beginning of parcel No.

2 of said conveyance, thence leaving said outline boundaries of

parcel No. 1 and running with the outline boundaries of said parcel

No. 2 and said Hughes Road

N. 14°18'50" W 2,089.72 feet, thence leaving said Hughes Road

and passing over an iron pipe set at the end of 6.75 feet

S. 89°50'35" W 2,129.00 feet to a large corner post, thence

S. 00°09'58" E 1,026.34 feet to a stone found in place, thence

S. 00°37'30" E 1044.50 feet to the place of beginning, containing

241.685 acres of land more or less and being all of the land

conveyed in parcels No. 1 and 2 of said conveyance from Preston to

Clements.

Said area and the persons residing therein to be subject to all the laws,
ordinances, regulations and charter provisions of the Commissioners of Poolesville,
but no municipal services and no municipal facilities shall be available in said area
unless and until installation and/or construction of such facilities are constructed
or installed and paid for by the residents therein and/or the owners thereof, or the
heirs successors or assigns of either or both, provided that the then existing
facilities of THE COMMISSIONERS OF POOLESVILLE are adequate for their
extension to said area and persons.
